Listed here are different infraction that weren't mentioned in the site administration issued list of laws and site regulations which can be found by clicking here.
Below is another list of features which some members were concerned might not be allowed, but which were ultimately not deemed illegal.

This page was made by reading different individual parcela reports with the owners permission, and by compiling the different findings into these two anonymous lists.

Specific infractions

What follows is a list of specific features which caused other people's parcela to fail.
The fact that someone elses property failed on one of these points does not necessarily mean that yours will too.
Before making any major alterations to your parcela please consult the engineer, as it's him who decides what he considers adequate or inadequate.

  1. Any kind of slabs or other type of brick based floor cover, even when only laid on sand or gravel.
    Because of this rule alone most parcelas have instantly failed the inspection.
    Suggested solution: Remove and replace with only gravel or sand.
    Wooden decking is exempt.
  2. Second storeys.
    Your building may be raised off the ground, but under no circumstance are you allowed a second storey.
  3. Roof terraces.
    You are allowed to have a flat roof and you are allowed to go on said flat roof for maintenance purposes, however you may not fit handrails nor a permanent staircase in order to use it for leisure.
  4. A single opaque element in a see-through fence.
    Example: A whole fence which is see-through but only the gate is opaque.
    Suggested solution: Replace the gate with a matching see-through one.
  5. A translucent fence rather than a see-through fence.
    Using clear plastic is not good enough; there has to be a physical gap between slats.
  6. A fence made from interwoven strips of wood.
    There has to be a significant gap between the pieces of wood.
  7. An extension that has to be disassembled, rather than being lifted out in one piece.
    Example: An aluminium room that was built by being screwed together.
  8. Any kind of pergola, marquee or other frame with a solid sheet roof or permanent cover.

Specific exemptions

These are features which some people thought could be considered illegal, but weren't.
Simply because other owners weren't issued a warning for these items does not necessarily mean that they're allowed nor that you won't be in trouble for having them.
Before making any major alterations to your parcela please consult the engineer, as it's him who decides what he considers adequate or inadequate.

  1. Fences which comply with all the rules but are concreted in the ground.
    The rails for sliding gates also seem to be allowed to be set in concrete.
    Brick and mortar fences, of course, are not allowed.
  2. Extensions which can be lifted out in one piece.
