First exchange of questions and answers

Details of the exchange

The questions were sent to the site administrator on 10/08/2022 by email.
She said that to properly answers them, she'd have to consult the engineer in charge of writing the document detailing the corrective steps to be taken by the owners.
However, she did answer certain questions as detailed below, and a meeting was scheduled for 16/08/2022.

The questions and answers

  1. On which date is the council supposedly going to take their next step?
    Not answered yet.
     
  2. Your email to Laurence Ponting mentioned three major points which the council have allegedly raised:
    a. The fire fighting equipment, the upgrades made so far having been neither approved nor rejected yet.
    b. The wiring feeding individual parcelas, which is meant to be on the sites to-do list.
    c. The illegal buiding work, this being the most controversial point.
    Is this correct?
    YES, THE MOST IMPORTANT IS THE ILEGAL BUILDING IN A CAMPSITE
    The following items are considered non-conforming:
    Prefabricated accommodations that cannot be transported by being dragged by a vehicle or being loaded on a truck.
    Construction fences, opaque fences that hinder circulation or that do not fall within the normative description of the previous point.
    Barbecues or other elements of fire.
    Terrazzo, ceramic or concrete floors, as well as any other material that involves a permanent installation.
    Canopies or permanent shade elements regardless of their construction material or shade material.
    Constructions or prefabricated buildings intended for storage regardless of their type.
    Annexes to mobile constructions that do not meet the requirements of the main construction.
    Prefabricated accommodation that exceeds 70% plot occupancy regardless of its type.
    No type of permanent construction.

     
  3. During the August 5th owners association meeting it was said that where the illegal builds are concerned the council referred to the original operating licences from several decades ago asking for permission to put only caravans and campers on these parcelas.
    Are those the regulations they are going to apply to us?
    Not answered yet.
     
  4. At the aforementioned meeting it was also stated that the council was considering two ways of dealing with the illegal builds:
    a. Close the entire site down until the problems have been corrected.
    b. Request the police to issue seals on those abodes deemed inadequate, while leaving the remainder liveable.
    Which of these scenarios seems more likely, or is there a third option not mentioned yet?
    we are presenting an update of the current situation of the campsite (plot by plot and facilities)
    We have to consult sector A, I will have sector B at the end of this week, and it will start with the next sector
    The global project must be presented to the city council as soon as possible, while we will try to solve as many plots as possible with irregularities.

     
  5. Does the new CapFun pool not have a licence, and how will that affect those of us living on the residential side?
    All our plots meet the requirements of a campsite, thanks to that we are not closed
    The pool has nothing to do with this license, that license is another for expansion of services
    THEY DO NOT GIVE US A TOTAL LICENSE FOR ILLEGAL CONSTRUCTIONS AND FOR NOT RESPECTING THE DISTANCE BETWEEN PLOTS BY OWNERS, MANIPULATION OF ELECTRICAL PANELS...

     
  6. Is there anything we, as individuals, can do to help the site as a whole?
    we all need to get the plots in order...I want to be positive
     
  7. In the worst case scenario, would the company buy back plots?
    If the campsite closes, we are not going to buy plots now I am buying plots in the owners sector to tear down and clean plots... trying to improve the shanty towns
     
  8. Most important of all, is CapFun and the council fully aware of the terrible emotional stress and anxiety being felt by all the owners some of whom are extremely vulnerable with the majority being pensioners with very limited income?
    I totally understand him since we are the same. We are suffering a lot. I have serveral crisis, we are worried
     
  9. In the event people are made homeless, do the council have a plan to re-house them?
    It will be the city council who will relocate them. you should ask at the town hall
